The Founder and President of Venture Financial Ltd., Chaim Dotan, entered the mortgage
brokerage industry six months after arriving in Canada and established his company within two years.
From the outset, he focused his energy on financing commercial developments,
commercial and industrial term financing. Having an engineering background specializing
in soil and water engineering, he was able to focus on residential developments, land
servicing and construction financing.
Mr. Dotan's engineering background, strength in dealing with numbers, engineering plans
and reports enabled him to close difficult and sophisticated mortgage transactions.
Within the first three years of business, among other transactions, Chaim Dotan
successfully closed a large construction-financing project in mid-Toronto having a loan in
excess of $60,000,000. Immediately thereafter he proceeded in arranging financing for the
construction of a large condominium project in eastern Scarborough having a loan of
approximately $20,000,000. The financing for this transaction was arranged through an
American Bank, which committed the loan within ten days of the date of application. That
was only the beginning of Venture Financial Ltd.'s growth as a leading producer and
originator of major transactions in all commercial real estate asset classes.
Chaim Dotan understands that honesty, hard work, and well-presented transactions benefit
both the client and the lender. His highly personable people skills and professionalism
along with his ability to follow closely through each of the transaction's stages have resulted
in him closing a diverse array of complex real estate financial transactions successfully and
